About the RoleWe are looking for a skilled Facilities Maintenance Manager to oversee the technical operations and maintenance of our real estate portfolio, which may include residential towers, commercial buildings, warehouses, mixed-use developments, and community facilities. The ideal candidate will ensure all properties are maintained to UAE/Dubai regulatory standards and deliver a high-quality experience for tenants and property owners.Key ResponsibilitiesOperational & Technical Management•Manage the maintenance of buildings, MEP systems (HVAC, electrical, plumbing), fire and life safety systems, lifts, and common-area assets across the property portfolio.•Implement and supervise planned preventive maintenance (PPM) and corrective maintenance schedules as per UAE regulations and industry best practices.•Monitor facility conditions, conduct inspections, and respond promptly to maintenance issues•Conduct regular property inspections and ensure rectification works are completed promptly and to a high standard.•Oversee FM service providers and ensure SLAs and KPIs are met.Team & Vendor Management•Lead maintenance teams (in-house or outsourced), ensuring proper task allocation, training, and performance monitoring.•Coordinate and evaluate contractors, suppliers, and AMC (Annual Maintenance Contract) service providers.•Review technical reports, quotations, and service proposals and approve work orders as needed.Compliance & Safety•Ensure compliance with civil defense requirements, municipality standards, DCD approvals and other regulatory frameworks.•Maintain records of inspections, maintenance works, and compliance documentation.•Support emergency response procedures and ensure adequate fire and safety measures across all properties.•Ensure compliance with health, safety, and environmental regulations and organizational policiesNew Developments Responsibilities•Collaborate with project teams during design and construction phases of new developments to ensure maintenance requirements, MEP specifications, and facility operability are considered from the outset.•Review technical drawings, material selections, and building systems for long-term maintainability and cost efficiency.•Participate in testing, commissioning, snagging, and handover processes to ensure new assets meet performance standards and comply with UAE regulations.Financial & Administrative•Prepare and manage maintenance budgets, optimize operational costs, and ensure cost-efficient solutions.•Prepare periodic reports on maintenance activities, asset performance, and improvement recommendations.
Qualifications•Bachelor’s degree in Facilities Management, Mechanical/Electrical Engineering, or related field.•5–7+ years experience in facilities management •Strong knowledge of UAE regulations (Dubai Municipality, RERA, DCD, DDA, etc.)•Demonstrated experience in managing MEP systems, building operations, and FM contractors.•Strong communication skills •UAE driving licenseSkills & Competencies•Leadership & team supervision•Vendor/AMC management•Budgeting and cost control•Knowledge of UAE safety and compliance requirements•Problem-solving and decision-making
